How do I apply for a rental property?
You can easily apply by sending your email address once you have seen the desired unit. An application form will then be directly sent to your email address.
What information do I need for an application to lease a unit?
In order to apply for a unit, you will need to provide the following:
- Proof of income
- A guarantor may be required
- 2 landlord references
- 2 employer referenes
- 3 months of bank statements and/or credit check
- Application of Tenancy form filled out, front and back, by all applicants (including, if necessary, the guarantor)
How much is the security deposit?
The security deposit is usually equal to one month’s rent.
What utilities are included in the rent?
All of our apartment rental properties include heat, water, sewer, trash and parking in the monthly rent.
Tenants pay for their own electricity, wifi, and/or cable-television, and tenant insurance.
Are pets allowed in your rental properties?
We approve pets on a case-by-case basis. We require a $50/month pet fee and your signature on our pet policy, and our management team would love to meet your furry friend prior to moving in.
How do I report a non-emergency maintenance request?
You can report maintenance issues through our online resident portal, using the “Maintenance Request” button on our website, or by contacting our property management team directly via email (maintenance@blackmudproperties.ca). We strive to address maintenance requests promptly to ensure the comfort and safety of our tenants.

What happens if I break my lease early?
Breaking a lease early may have financial and legal implications. A standard breaking lease administrative fee that is equal to one-months rent is required at the time of termination of tenancy notice.
Do you require tenant insurance?
Yes, we require all tenants to carry renter's insurance to protect their personal belongings and liability. Renter's insurance helps provide financial coverage in case of unforeseen events such as theft, fire, or natural disasters. Proof of insurance is required to be submitted by all of our renter's each year.
